Cancellation Policy B&B

Cancellation of any booking of the B&B will only be accepted in writing or by email. In the event of a cancellation more than 10 days before the reservation, all monies already paid will be returned to the guest.

In the event of a cancellation less than 10 days before the start of the reservation, the guest will be liable for the deposit payment already made, and may also be liable for the full amount of the booking, unless the B&B was successfully re-let on the dates reserved.

Guests are strongly advised to take out appropriate holiday cancellation insurance.



Both of our guest rooms are upstairs and are not suitable for families with toddlers or for people who cannot access stairs without assistance. You may still book the rooms if you meet these criteria, but you do so wholly at your own risk.

Occupation of the room(s) will be from 5pm of the first day of the let. The apartments must be vacated by 10am on the last day of the let. The right is reserved to charge for an extra day if tenants have not left by 10am unless agreed with the owners.

Payment and deposits for your Holiday

The initial deposit payment is £20.00 per room per night and may be paid by bank transfer or PayPal.
The balance is payable during your stay. Information including directions, key instructions and contact number is issued approximately two weeks before the start of your holiday.


The property is furnished and equipped to cater for the stated permitted occupancy and includes crockery, cutlery, linen, bathtowels, hair dryer, fridge and small freezer compartment, tv, blueray/dvd-player, and other items of domestic equipment as listed on the website. Other items may be available on request.

Baby Cot

We do provide an infant travel-cot upon request. This is guaranteed for babies of up to 18 months age, and/or up to 15kg in weight. If your child does not meet these requirements you may still us the cot by your own risk, but only upon signing a written disclaimer.


The cottage is supplied with pillows, (two per person) duvets and bed linen. Electricity and linen are included in the price.

Terms & Conditions of Hire

The hirer shall ensure that the property is left in a clean and tidy condition and that the property and its contents are respected at all times. If damage occurs (beyond fair wear and tear) or excessive cleaning is required then a reasonable claim may be made to correct this. Please let us know of any breakages / damage as soon as possible.

The Hirer shall not sub-let the premises or any part thereof.

The number of people occupying the premises shall not exceed the number stated for the premises, and shall not exceed the number agreed at the time of booking, in writing.

The Hirer binds and obliges himself to vacate the hired premises without demand at the termination of the period of hire.

The Hirer binds and obliges himself to pay in for any loss or damage beyond fair wear and tear.

We accept no responsibility for loss, injury or damage to any member of the Hirer’s party or their property, arising in any manner out of the let of the room(s), however caused.

The Hirer shall undertake to prevent any member of his party from causing a nuisance or disturbance to neighbouring residents or farm livestock.

The Hirer shall undertake to prevent any member of his party from making any unreasonable noise so that fellow guests or owners are disturbed.

The Hirer undertakes to relieve the Lessor from any liability for damage or injury by any member of his party, however caused.

Smoking in the cottage is not permitted.

The Hirer warrants that the subjects let are to be used for the purposes of a Holiday. Accordingly, Section 12(2) and Paragraphs of Schedule 4 of the Housing (Scotland) Act 1988 applies to the letting to the Hirer.

We reserve the right of entry to the properties at all reasonable times for the purposes of inspection or to carry out repairs or maintenance.


It is important to us that you enjoy your holiday and every effort has been made to ensure this. However, in the unlikely event of dissatisfaction with the property or any subsequent problem, the hirer should immediately contact us, so that the opportunity to rectify the problem is given.
